CHARACTERISTICS OF THE PROPOSED CONSTRUCTION

The building shall be a construction with pillars from reinforced concrete and metallic beams. The closures of the constructions shall be executed with sandwich panels heat insulated, and for the roof with trapezoidal sheet, heat and water insulation.

The building is designed for commercial galleries with areas for rent. The functioning principle of the partitioned constructions in independent areas, each with direct access for clients and supplied, in which different types of products shall be sold: footwear, cloths, appliances, etc. the areas shall be made available unfinished at the disposal of the tenants, so that the finishing, the interior installations and the furnishing shall be performed by each tenant in accordance with the own concepts of presentation. Each commercial space from the gallery shall benefit from utilities (water, sewerage, gas, electric power) and shall be equipped with interior hydrants.

The whole commercial ensemble – the interior and exterior works shall be executed "at key " in "shell & core" system, excepting the commercial spaces designed for the closure where each tenant shall subsequently perform the interior arrangement based on its specific.

It is constituted from an office area, production and storage – expedition areas and has a built surface of 2535 square meters;

Buildings works:

The resistance structure: monolithic foundations type glass, prefabricated pillars from reinforced concrete, framing from beams and zincated metallic templets.

The investment makes the object of this project will have:
A. principal functions: - adhesive production for buildings on basis cements;
B. secondary functions: - warehouse for raw materials and finished products, pallets;
C. Connected functions: - cabin gate

The investment objectives are as follows:
Palletization hall;
Production hall, GF+2;
Dome, in the area of sand dryer;

Elevators: 2 merchandise elevators, 3000 kg each;

Exterior finishing:
All the closures of the warehouses and the production area are accomplished with panels from corrugated sheets, thermal isolated with mineral wool or not thermal isolated in case the respective buildings are or are not heated.

Interior finishing:
The finishing are performed inside in accordance with the type of activities:
in the warehouses and in the production area, the partitionings are with plaster board painted with emulsion paint; the panels for the zincated closures will be apparent, painted in electrostatic field, RAL 9002;
The floors are different, in accordance with the developed activities:
in warehouses – floors from smoothed reinforced concrete with thin surfacing from quartz;

Ceilings:
In warehouses and production areas, the frameworks structure will be apparent with corrugated sheet, painted in electrostatic field, RAL 9002.
In the production areas, the arc-cover structure will be apparent, painted, RAL 7042;
In offices, the ceilings are with bays, type Armstrong;

Joinery:
- In warehouses and in production areas, the joinery of the usual doors and windows will be from PVC; the sectional doors to the exterior will also be provided with pedestrian doors;
The colour of the exterior joinery shall be unitary.

UTILITIES
The drinking water supply of the objective will be made through a drilled well, with a capacity of 5l/second connected to the reactive storing house from the precinct.
The wastewater sewerage will be made through the exterior networks connected to the treatment plant of the wastewater, underground, after which it shall be pumped in the laying-up basin.
The wastewater sewerage on the platforms and roofs will be made separately, through the exterior networks to the laying-up basin, previously passed through: sand separator, mud and hydrocarbons.
the electric power supply will be made from the 20kV plant from the area by arranging a transformer point to assure 1200kW, in future with the possibility to extend to 1600 kW.
